To live in a Castle Key property you must be a full-time, registered student aged 18 or older.
Booking fee: There is a booking fee of equivalent of 1 weeks rent per person. This will hold the property for 14 days, within that time we will require your completed application form and supporting documents. Once this have been submitted the holding fee will then be used towards your deposit/advance rent, depending on the property you choose. You will then be required to pay the remainder of the deposit/retainer due.
Forms: Once you have paid your booking fee you will need to complete and return the following documents (originals only) to us within 14 days:
Failure to return the documents within 14 days may mean you lose your chosen property and your booking fee.
Guarantors
A guarantor is a person close to you (e.g. a parent or other relative) who agrees to pay your rent if you don’t. Your guarantor must live in the UK, be a UK home owner, be over 18 and be in full time employment. Your guarantor will need to provide:
If you don’t have a UK guarantor, you can choose to pay the entire contract rent in advance or choose a guarantor from ukguarantor.com.
Once we have received all your completed documents and your guarantor information, we will approve your tenancy and convert the booking fee to either the refundable security deposit or advance rent. The remainder of the amount due will be, payable on approval of your tenancy.
Instalment fee: To enable you to pay your rent in instalments, there is one off annual payment of £299, payable on approval of your tenancy.
If, once your tenancy is approved, we are for any reason unable to offer your selected accommodation we will contact you as soon as possible, explain the reasons for this and offer you a suitable alternative. If we cannot offer an alternative, or your feel the alternative is unsuitable, we will refund your booking fee in full.

Send evidence supporting your situation to NAME within 3 days of receiving the decision/results. On receipt of sufficient evidence, we will then refer the matter to the landlord who will decided how they wish to proceed.

You will be required to find a replacement person to take over your tenancy for its entire length and they must secure the tenancy with a booking fee. The replacement must meet all the requirements of the accommodation (i.e. they must be a student, over 18, and meet any other requirements e.g. women only).
Unless and until you find a suitable replacement, your booking fee will be retained, and you will remain liable for all accommodation fees. If you find an acceptable replacement, we will release you from your tenancy agreement, but you will be liable to forfeit any fees paid to date.
